Holdfolio is providing the opportunity to invest in the acquisition of a 50-unit multifamily property located in Beech Grove, IN. The property is currently 90% occupied and consists of 30 two bedroom units and 20 one bedroom units.

The primary objective of this investment is to perform immediate updates to 5 vacant units, along with exterior and common area improvements. These renovations will allow us to increase rents to market rate while increasing occupancy. We will then secure a refinance loan to return the majority of the invested capital to investors. In this scenario investors keep their interest in the partnership and continue to collect rent income along with their share of profits when the property is eventually sold. The refinance is projected to occur within 24 months. 

Each $20,000 investment will result in a 1.29% interest in Holdfolio Indiana 11 LLC. Investors will earn a preferred return of 8% per year in addition to collecting 75% of the net rental income from the property after the preferred return is paid to investors. Holdfolio will be making a co-investment of $100,000 alongside our investors. After the refinance, investor's income will have an estimated 70% tax shield due to the depreciation write off. In other words, if you earn $10,000 then your taxable income would only be $3,000.
