The primary objective of this investment is to complete $1.18M in improvements in order to elevate the unit interiors to market standards and provide advantages over nearby competition. In addition to updating each unit, the overall landscaping will be improved, along with replacing the railroad ties with modern brick or stone finish to enhance the look and feel of the property in addition to new entrance improvements. Overall, the project presents a rare opportunity to reposition a under-managed asset in one of the country's best markets. We will bring the property up to today's standards and those more commonly found in this submarket.

Earnings from this investment will have an estimated 78% tax shield due to depreciation write off. In other words, if you earn $10,000 then your taxable income would only be ~$2,200. 

Each $25,000 investment will result in a 1.64% interest in Holdfolio Cobble Hill LLC.  The closing to solidify this acquisition is scheduled for 3/25/2019.
